LAD-BROOKE PROPERTY MANAGEMENT is a relatively small but enthusiastic company with wide ranging experience in diverse fields. We are three people that have come together to put this experience to use in the professional management of sectional title and home owners association complex management. We are a Close Corporation registered on the 11th November 2005, the Portfolio Manager holds the Estate Agency Affairs Board certification and is registered with the board for the pupose of holding the Fidelity Certificate as is the Close Corporation, our aim is to provide an overall management package thus ensuring the smooth running of your complex by paying attention to detail. Our service fee is based on the complexity of the services required, although individual complexes have different needs and therefore our fee may be calculated accordingly. We offer a written quotation in which all aspects of the contract are detailed. The contract between LAD-BROOKE PROPERTY MANAGEMENT and the respective Body Corporate or Home Owners Association is for a period of one year and is reviewed at the Annual General Meeting. If the Body Corporate or Home Owners Association does not give notice of termination then the contract is automatically renewed for another year. The contract must be signed within 30 days of agreement, if not the contract is voidable. This means that the contract is binding, although either party has the option to set it aside.
We agree that the financial affairs of the Body Corporate or Home Owners Association is the most important aspect of effective management of any complex. We as Managing Agent undertake to make informed decisions with regard to your finances, the age old rule applies "your expenditure can never exceed your income". It is essential to invest a part of your income from levies into an account were the maximum returns can be realized, in addition to advising on cash flow the budget and the monthly levies. The trustees or directors however remain responsible to the Body Corporate or Home Owners Association to make decisions regarding the levies charged to the owners. We maintain a full set of books for each individual complex, the contents of which are available to the Trustees, Directors and the Owners.
